Tank Cleaning Leeds & Yorkshire — Industrial & Commercial Tank Cleaning

Industrial & Commercial Tank Cleaning, Interceptor Cleaning & Vessel Decontamination Across Yorkshire

Tank Cleaning

Available 24/7 — No call out fee, no hidden charges.

Tanks accumulate sludge, sediment, oil, and contamination over time — and when they do, they stop working. An oil interceptor full of sludge allows hydrocarbons to pass straight into the surface water drain. A water storage tank coated in biofilm becomes a Legionella risk. A fuel tank with water contamination damages engines and equipment. At Drains First Limited, we provide professional tank cleaning services for industrial and commercial clients across Leeds and West Yorkshire. From oil interceptors and fuel tanks to water storage tanks, sumps, and industrial vessels — we have the vacuum tankers, high-pressure jetting equipment, and trained operatives to clean it properly and document it for your compliance records.

Types of Tank We Clean

We clean a wide range of tanks and vessels for commercial, industrial, and infrastructure clients across West Yorkshire. Each type of tank has different cleaning requirements, different waste streams, and different compliance obligations — we understand all of them.

Oil & Petrol Interceptors

Car parks, petrol stations, vehicle workshops, and industrial sites. Legal requirement to maintain. Annual cleaning minimum.

Fuel Storage Tanks

Diesel, heating oil, and waste oil tanks. Sludge and water contamination removal. Tank inspection included.

Water Storage Tanks

Cold water storage, header tanks, and break tanks. Annual cleaning recommended for Legionella compliance.

Industrial Sumps

Collection pits, drainage sumps, and process water sumps. Pump-out and jet wash to restore capacity.

Grease Interceptors

Large in-ground grease separators for commercial kitchens and food processing facilities.

Trade Effluent Tanks

Holding tanks and balancing tanks for industrial effluent. Pump-out and cleaning with full documentation.

Septic Tanks & Cesspits

Domestic and commercial sewage tanks at off-mains properties. Full pump-out and inspection.

Chemical & Process Tanks

Subject to substance assessment and risk assessment. Contact us to discuss your specific requirements.

Oil Interceptor Cleaning — Your Legal Obligations

Oil interceptors (also called petrol interceptors or Class 1 separators) are one of the most commonly neglected pieces of drainage infrastructure in commercial and industrial premises. They're out of sight, underground, and easy to forget — until they fail and oil enters the surface water drain or a nearby watercourse.

Under the Water Resources Act 1991, it is an offence to cause or knowingly permit a water pollution incident. An overflowing or non-functioning oil interceptor that allows hydrocarbons to enter a watercourse can result in prosecution by the Environment Agency, significant fines, and reputational damage. The Environment Agency takes oil pollution incidents seriously — and they investigate the source.

We recommend annual cleaning as a minimum, with 6-monthly inspections. We provide a service report and waste transfer note for every visit — the documentation you need to demonstrate due diligence if an incident occurs.

Confined Space Tank Cleaning

Some tanks require entry to clean properly — particularly large storage tanks, interceptors with internal baffles, and vessels where jet washing from the access point alone isn't sufficient. Confined space entry is a high-risk activity that must be carried out under strict controls.

Our confined space operatives are trained and certificated to work in accordance with the Confined Spaces Regulations 1997. All confined space work is carried out under a permit-to-work system, with:

  • Full site-specific risk assessment before entry
  • Continuous atmospheric gas monitoring (oxygen, flammable gas, toxic gas)
  • Appropriate PPE and breathing apparatus where required
  • Rescue and emergency arrangements in place before entry begins
  • Trained standby person at the entry point throughout
  • Written permit-to-work documentation

How It Works

1

Site Survey & Risk Assessment

Before any tank cleaning work begins, we carry out a site survey and risk assessment. This covers confined space entry requirements, hazardous substance identification, access planning, and any site-specific safety requirements.

2

Pump Out All Contents

Using our vacuum tanker, we pump out all liquid contents, sludge, and accumulated solids from the tank. All waste is removed from site in our licensed tanker for disposal at a licensed facility — nothing is discharged to drain.

3

High-Pressure Jet Wash

We jet wash the interior walls, floor, and any internal fittings to remove residue, scale, sludge, and contamination. For tanks requiring confined space entry, our trained operatives work to strict safety protocols under a permit-to-work system.

4

Inspect, Report & Document

We inspect the tank interior for damage, corrosion, and structural integrity, and provide a full service report with waste transfer documentation. We'll advise on any issues identified and recommend a maintenance schedule.

Frequently Asked Questions

What types of tanks do you clean?

We clean oil interceptors and petrol interceptors, fuel storage tanks (diesel, heating oil, waste oil), water storage tanks and header tanks, industrial sumps and collection pits, grease interceptors, septic tanks and cesspits, and trade effluent tanks. Contact us to discuss your specific requirements.

Do you carry out confined space tank cleaning?

Yes — we have trained and certificated confined space operatives who can carry out tank cleaning work that requires entry into the tank. All confined space work is carried out under a permit-to-work system with full risk assessment, gas monitoring, and rescue arrangements in place.

How often should an oil interceptor be cleaned?

Oil interceptors should be inspected every 6 months and cleaned at least annually, or more frequently if inspection shows significant accumulation. Under the Water Resources Act 1991 and Environmental Permitting Regulations, operators have a duty to maintain interceptors in good working order.

Do you clean water storage tanks?

Yes — we clean cold water storage tanks, header tanks, and break tanks in commercial and industrial buildings. Water storage tanks should be cleaned annually under HSE Legionella guidance. We can clean the tank, remove sediment and biofilm, and provide a service report for your Legionella risk assessment records.

How is the waste disposed of?

All waste removed during tank cleaning is classified as controlled waste and must be disposed of at a licensed facility. The disposal route depends on the waste type — oil and hydrocarbon waste goes to a licensed oil recycling facility; sewage sludge goes to a licensed sewage treatment works. We provide a waste transfer note for every job.

Do you provide documentation for compliance?

Yes — we provide a waste transfer note for every tank cleaning job, along with a service report detailing the work carried out, the condition of the tank, and any issues identified. These documents are essential for demonstrating compliance with environmental regulations.

Can you set up a regular maintenance contract?

Yes — we offer planned maintenance contracts for regular tank cleaning and inspection across West Yorkshire. A contract gives you scheduled visits, service reports for compliance, and priority response for emergency callouts.
